This page introduces our part-loft conversion work. This is a service we offer to prospective clients who feel they are competent to complete their conversion, either by doing the work themselves or by employing finishing trades, such as a plasterer, electrician, or finishing joiner. On these projects, the client does not request that we finish the conversion, and we always complete all structural work to the highest standards, with post-structural modifications in mind, ensuring a smooth handover to other parties involved in the conversion’s finishing.
Our services are flexible, and we always strive to accommodate specific customer requirements during a structural-only conversion. Furthermore, we’re always happy to share details of the products we use and other information that could help our part loft conversion clients to complete their projects.
All pre-structural checks.
Detailed Plans for the building and loft conversion.
All structural calculations are to comply with building control requirements.
All liaisons with building control and the planning department.
All structural works.
Installation of the required steel beams and pad stones.
The completion of the suspended floor.
Underfloor fireproofing.
All structural walls.
The roof is being restructured to cope with the added weight.
We will complete all exterior work, including any required roof ventilation.
We will also supply you with a building specification booklet, which will help you to complete the conversion to the building regulations.
With a part conversion, you will need to fit insulation and plasterboards, complete the plastering, the electrics and plumbing, and second-fix joinery, including doors and skirting boards.
This option is not suited to everyone, but there are savings of several thousand pounds if you complete or subcontract the finishing of the conversion yourselves, and there is something satisfying about being in complete control of your own project.
The final building regulations certificate cannot be issued until the loft conversion is completed in its entirety. However, we will organise an inspection upon completion of structural works.
All work completed by us will be in accordance with building regulations and all planning requirements.
Electrical work
Customers completing part loft conversions should make themselves aware of the building regulations covering domestic electrical installations (Part P). This amendment requires a registered electrician to carry out all electrical work and to issue a certificate to satisfy building regulations. Failure to comply with this will prevent building regulations approval.
To overcome this, you can use our electricians, if necessary, who are qualified to issue the correct certification.
Each conversion would be priced competitively, and you are not under any obligation to use our electricians.
Payment schedule
For structural-only conversions, there is a payment request of 1200.00 once the plans and calculations are complete, followed by a final payment when the structural works are completed and all works stated in a pre-agreed contract have been passed by building control.
